Is Your Concrete Ready for a Coating?

A better-looking floor starts with understanding the surface underneath it.

Can the existing floor be coated?

Many existing concrete floors can accept a suitable coating after appropriate preparation, but appearance alone cannot establish eligibility. The assessment should consider soundness, moisture, contamination, movement and any material already on the slab.

Record what you know about the floor before the visit. A history of peeling paint, damp patches or recurring cracks can be more useful than the age of the house. Building age does not establish when a slab was poured or what condition it is in now.

Moisture needs a diagnosis

Vapor moving through concrete and liquid water entering a basement are different problems. Tell the assessor when dampness appears and whether it follows rain, snowmelt or another event. A decorative coating is not a substitute for repairing a leak or drainage issue.

Testing and product-specific requirements determine whether a proposed system is suitable and whether separate moisture work belongs in the scope. Do not assume that a water-resistant finished surface solves every condition underneath it.

Old finishes and adhesives

Existing paint, tile, sealer and adhesive need assessment before removal. If old material could contain asbestos, do not scrape, sand or grind it as routine preparation. EPA advises assessment by trained professionals when suspect material may be disturbed; appearance cannot reliably identify it.

Read EPA guidance on suspect materials. This page is a planning checklist, not instructions for sampling or removing them.

Cracks, joints and contamination

Identify visible cracks, spalling, oil marks and old repair areas. Ask which defects can be treated within the selected system, which joints must remain functional and which issues need other work. A rigid finish cannot be promised to stop structural movement.

Questions for the assessment

  • What existing materials need identification or removal?
  • Which moisture checks are required for the proposed system?
  • What preparation and repair work is included?
  • Are there conditions that make this coating unsuitable?
  • Who handles any work outside the coating scope?

Product instructions govern the specified build. For example, Sika’s Sikafloor-510 sheet describes substrate and preparation requirements for that particular product; it does not establish that the product is being offered on your project.

Next: explore repair and replacement or compare coating systems.
